Finalidad: La finalidad de esta reunion era como sigue: En primer lugar conocer el estado de los arreglos que DCL le esta dando a los problemas de la inadecuada alimentación de electricidad al conjunto y a los espejos de agua que presentan filtraciones a la estructura del garage, y en segundo lugar, considerar la necesidad de formar una Asociación Civil de la Torre III como una entidad temporal que lleve a una facil transición a una asociacion de condominos en la primavera del 2010, poco despues de haber recibido los papeles del regimen de condominio. Estatus de las reparaciones de las areas comunes por DCL: Segun el Sr. Tomé, han entregado la parte proporcional de los fondos de peninsula, en conjunto con Grand Venetian, Icon Vallarta y Tres Mares a la CFE, nuestro proveedor de electricidad, para conectarnos a la nueva subestación en el desarrollo Fluvial para cubrir las necesidades de Peninsula Las discusiones de medidores entre propietarios, favorecieron la decision de mantener la facturación como se ha manejado hasta hoy, principalmente porque las tarifas son mas bajas. Segun el Sr. Tomé (DCL), las mejoras en el diseño electrico y la construcción estarán terminadas en 3 a 4 semanas. De igual manera, segun el Sr. Tomé, el espejo de agua en su totalidad y la capa protectora bajo el agua seran reemplazada en 3 secciones entre los meses de septiembre y octubre para terminar a fianles de octubre. El trabajo que incluye el cambio de instalacion de iluminación y electrico ya empezó. Formación de una Asociación Civil: Despues de una presentación del funcionamiento de una Asociación Civil y sus aplicaciones a nuestra situación por el Sr. Agustín Medina, el abogado que realizó los Regimenes Maestros del Condominio de Peninsula para la Torre II y la nuestra tambien, la discusión entre los dueños presentes fue como sigue: La desición unánime de tener una asamblea general de los dueños de la Torre III el viernes 30 de octubre a las 4 pm. La finalidad de esta reunion sera la desición de formar una Asociación Civil para la Torre III, y en su caso, la elección de 5 propietarios para los puestos de Presidente, Secretario, Tesorero y 2 directores mas que estarán en sus puestos un turno de no mas de un año. Estos turnos empezarán el dia del establecimiento de dicha asociación civil, la elección del comite y la continuación automatica de la recien formada asociacion de condominos para los turnos subsecuentes. Status of Common Area DCL Repairs: According to Sr. Tomé, he has provided the peninsula’s share of funds in conjunction with the Grand Venetian, Icon Vallarta and Tres Mares to CFE our electricity provider, to connect us to the new substation in the Fluvial Development to adequately serve the needs of all Peninsula residents. * Discussion of metering options among owners favored retaining our current in-house electricity billing system and procedures for present, mainly because of less expensive rates. According to Sr. Felipe Tomé (DCL), improved electrical design and construction remedies will be completed in 3-4 weeks. * Also according to Sr. Tomé, the entire reflection pool and the underlayment water barrier will be replaced in three sections over the months of September and October with the goal of finishing by the end of the month. The work has begun that will include replacement of electrical/lighting systems. Forming a Civil Association: After a presentation on the nature of a Civil Association and its application to our situation by Sr. Agustin Medina, the attorney who drafted the Peninsula Master Condominium Regime, Tower II and for our Tower as well, discussion of owners present followed. * It was unanimously decided to hold general meeting of Tower III owners on Friday, October 30th at 4:00PM. * The primary purpose of this meeting will be to discuss and decide the question to form a Tower III civil association and, if so decided, to nominate and elect five individuals to serve as President, Secretary, Treasurer and two other Directors to serve one-year terms. These terms would commence on the day of establishment of the civil association and election of its officers and board and for continuity, automatically continue in the newly formed Tower III HOA, when established, for the remaining terms. * It was unanimously decided to form an acting group to organize and prepare for the meeting. Five owners volunteered for this task and who were approved by other owners present. They are (alphabetically): Srs.
